[...] Our old friend Adam Smith describes the theoretical world of free market capitalism, where buyers and sellers have perfect information. If a seller has 100 widgets, he sells exactly 100 for his lowest price and has no one asking for more. Exactly 100 buyers show up and buy them at their highest price, and no one walks away empty handed.
[...] Most Lake Martin real estate observers now recognize that the sellers’ market is over, because all real estate is local. In fact, we are in a buyers’ market. For those who are in doubt - a buyers’ market means that the buyers have the advantage - IT’S A GOOD TIME TO BUY.
I have to agree with John, there is definitely a lack of fine dining/shopping in the Hwy 63 corridor.

John - great post! And, while we have more inventory than ever before, it's not all that much considering the size of Lake Martin!

Mike- Great points. My take is that in the short term (1 year or so) prices will stay about the same. I don't see any real upward pressure. Long term, though, I think they will continue to rise because Lake Martin is drawing from a larger and larger geographical area. That means we'll have more and more buyers, which will continue to bid prices up at a higher than normal rate.

You're right - there is a lack of fine dining and shopping in the highway 63 corridor. That is why Russell Lands is building a retail village close to Winderemere Road. From what I understand it will have some cutesy shops, dining, and a upscale grocery. They have already started the dirt work and paving. I also hear that they may have a restaurant coming into the Ridge (near the Ridge Clubhouse) that will be of a regionally known fine dining quality.

Does anyone else have a take on this?

John, have lake prices gone about as high as they can go until some other lifestyle factors enter into attracting people who can afford a second home on the lake? I mean, Lake Martin is in the middle-of-nowhere rural Alabama (some of us like that about it). But even along the Hwy 63 area where some of the highest concentration of high dollar neighborhoods are (Trillium, Ridge, Windemere), there is almost nothing in the way of shops and restaurants. There has always been good places to eat around county rd 34 but nothing that would impress the rich.
